The High Country March Real Estate Sales report
Covering Alleghany, Ashe, Avery, and Watauga counties, it experienced an 18.0% year-over-year decrease in home sales for March 2025 compared to March 2024. Despite the dip in sales, inventory increased by 11.0%, suggesting more opportunities for buyers in the months ahead.
A total of 109 single-family and condo/townhouse sales closed in March 2025, representing over $71 million in total volume—an increase from $66.7 million in March 2024. The combined median sales price across all four counties rose to $505,000, up 16.8% year-over-year. Weather continues to play a significant role in market activity at this time of year.
National Outlook
According to the National Association of REALTORS®’ March 20, 2025, report, buyer activity is beginning to return despite continued high mortgage rates and home prices. Chief Economist Lawrence Yun stated, “More inventory and choices are releasing pent-up housing demand.”
Existing-home inventory rose 5.1% month-over-month in February and is up 17% from 2024.
Single-family home construction increased 11.4%, reaching its fastest pace in over a year, according to the Commerce Department.
