NC High Country Market Report – April 2025

The High Country housing market, covering Alleghany, Ashe, Avery, and Watauga counties, saw a noticeable dip in home sales this April compared to last year—but there are some encouraging signs beneath the surface. Sales Down, Inventory Up. Home sales across the four counties dropped 30.4% compared to April 2024, with just 103 closed sales on single-family homes and condos/townhomes. Total sales volume reached just over $64 million, a significant drop from $90.7 million last year.

However, inventory rose by 18.3%, offering more high country property for sale to buyers who may have been sidelined in recent years due to tight market conditions. The combined median sales price for the region held relatively steady at $519,000, a slight 0.3% increase from April 2024.

While weather challenges may have impacted activity early this year, the growing inventory offers some hope for a more balanced market as we move into the summer months.

  • Median home price: $361,875 (+5.0%)

Ashe County

  • 17 home sales, median price: $322,000 (-17.8%)
  • 120 active listings, 56 new listings
  • 22 land sales, median price: $45,500
  • 347 active land listings, 56 new land listings

Avery County

  • 22 home sales, median price: $402,500 (-21.1%)
  • 257 active listings, 96 new listings
  • 6 land sales, median price: $53,750 (-63.9%)
  • 284 active land listings, 43 new land listings

Watauga County

  • 56 home sales, median price: $572,500 (+1.3%)
  • 319 active listings, 117 new listings
  • 22 land sales, median price: $113,000 (+32.9%)
  • 444 active land listings, 55 new land listings

Land & Commercial Market Insights

  • Land listings totaled 1,320 across the four counties
  • Land supply stood at 23.2 months, down 6.1% YoY
  • Land sales totaled $9.1 million in April 2025
  • Commercial real estate: 8 active listings, with 2 sales totaling $1.28 million

National Trends: Inventory Showing Signs of Life

According to a May 15, 2025 report from the National Association of REALTORS®, more homes are coming to market nationally—especially at more moderate price points. While affordability remains a challenge, the 20% rise in listings year-over-year could offer relief for buyers in certain markets.

“We still don’t have an abundance of homes that are affordable to low- and moderate-income households,” said Danielle Hale, Chief Economist at realtor.com®, “but the increase in listings is a hopeful sign.”
