December High Country Real Estate Stats

In December 2023, the NC High Country real estate market experienced a significant boost in residential sales across Alleghany, Ashe, Avery, and Watauga counties. With 160 closings, the combined total surged to an impressive $100.8 million, showcasing a remarkable uptick from the previous year’s $78.8 million. Notably, the median sales price for December reached $471,500, marking a substantial 23.3% increase from December 2022, while the median days on the market held steady at sixty-two.

Throughout 2023, the NC High Country Realtors®️ celebrated over 2,000 residential sales, surpassing the $1 billion mark in total sales. The median sales price for the year stood at $450,000, with a noteworthy high of $4,700,000 for a residential property.

December’s inventory revealed 535 active residential properties, including 98 new listings, resulting in a 3.3-month supply – a notable 9.5% increase from the previous year.

In the land sector, December saw 1,441 active land listings, indicating a 7.5% decrease from the previous year. The months’ supply of inventory for land reached 14.4 months. Remarkably, 100 land sales closed in December, totaling just over $10 million. Throughout 2023, 972 land sales transpired, accumulating a combined closing price of $115.2 million in the NC High Country real estate market.

The commercial sector, with 46 active properties in the four counties, witnessed a notable sale in Watauga County closing at $1,550,000 in December. For the entire year, 39 commercial sales contributed to a combined closing total of $22.3 million in the NC High Country real estate market.

Breaking down the counties for December:

  • Alleghany reported 8 residential sales with a median price of $284,700, along with 16 land sales at a median price of $36,250.
  • Ashe showcased 39 residential sales with a median price of $345,000 and 35 land sales at a median price of $89,900.
  • Avery recorded 38 residential sales, boasting a median price of $520,000, and 11 land sales with a median price of $70,000.
  • Watauga stood out with 75 residential sales, featuring a median price of $535,000, and 38 land sales at a median price of $447,500.
